Portugal is officially called the Portuguese Republic. Located on the westernmost part of mainland Europe, Portugal is situated on the Iberian Peninsula. It is bordered by the Atlantic Ocean to the west and south, and by Spain to the north and east. Portuguese territory also includes the Atlantic archipelagos of the Azores and Madeira. The country is named after its second largest city, Porto, whose Latin name was Portus Cale. The capital of Portugal is Lisban. Tourist hotspots in Portugal are Lisbon, Algarve, and Madeira, but there are many additional areas, such as the Douro Valley, the island of Porto Santo, and Alentejo.
Portugal’s economy is focused on exports, private investment, and development of the high-tech sector. Portugal is the world’s leading producer of cork. Most industry, business, and finance concerns are situated in Lisbon and Porto metropolitan areas. The districts of Aveiro, Braga, Coimbra, and Leiria are the biggest economic centres outside those two main metropolitan areas. The largest companies in Portugal include EDP, Cimpor, Corticeira Amorim,Galp, Jerónimo Martins, Millennium bcp, Portucel Soporcel, Portugal Telecom, and Sonae. There are many areas within Portugal where you can find executive suites.
The sun-kissed shoreline of Portugal is a must see for anyone visiting the country. There are dramatic, end-of-the-world cliffs, wild dune-covered beaches, protected coves, and long, sandy islands. The cities in Portugal, such as Lisbon and Porto, offer riverside views, looming cathedrals, and cobblestone streets, along with the modern urban amenities. Seafood is a regular staple for dining in Portugal. The salt cod forms the base of hundreds of recipes. Anchovy, bass, clams, mussels, salmon, sea bream, sole, and swordfish are also popular. The Brazilian spice peri-peri is widely used to flavour chicken and shrimp, while Goan curry spices are added to a variety of dishes and broths. Meat lovers can gorge on espetada (grilled skewers of beef with garlic), leitão (suckling pig), and cozido à portuguesa, which mixes beef, pork, sausage, and vegetables in a delicious dish.
In Portugal the most important airports are in Lisbon, Porto, Faro, Funchal (Madeira) and Ponta Delgada (Azores). These airports are managed by the national airport authority group ANA – Aeroportos de Portugal. Portugal has international airports at Lisbon (LIS), Porto (OPO), and Faro (FAO). Portugal’s flagship international airline is TAP Air Portugal. The main domestic airline is PGA Portugália Airlines. There is a national railway system that extends throughout the country and into Spain. Portugal has road routes between the main cities and towns along the coast, as well as roads throughout the countryside.
Across Portugal - particularly in Lisbon, Porto, Loule, Braga and smaller centres - you’ll find flexible workspace options including coworking space, serviced offices, office space for rent, and office space to rent. You can book individual offices to rent, choose shared coworking space, or flexible office rental packages that bundle private suites, virtual office address services, and meeting room access.
Rental prices vary by city and location. In Lisbon’s CBD (e.g. Historic Centre, CBD1), office space for rent typically sits around €29/m²/month, while secondary areas range from €17–24/m²/month. In Porto CBD and Boavista, prime office space to rent averages roughly €21/m²/month. Shared coworking space and serviced offices in Lisbon and Porto commonly start from €180–250 per person per month. More affordable offices to rent are available in regions like Vila Nova de Gaia and Algarve, often starting at €135–189/month.
Demand for coworking space and serviced offices is rising sharply. Occupancy in Lisbon’s flexible office market surpassed 85%, although penetration remains low (~2.7%), suggesting growth potential. Portugal is increasingly favoured by digital nomads, startups, and international companies establishing shared‑services hubs.
Most serviced offices include high-speed internet, utilities, reception, cleaning, furnished interiors and access to meeting rooms. Higher‑end locations offer additional benefits such as community events, wellness zones, bike parking, and smart booking systems.
Portuguese occupiers are increasingly seeking office space(s) in certified buildings. Grade-A properties are commanding rent premiums and tenants often prioritise ESG credentials. Many operators now position themselves with green building labels and sustainable operations.
Most tenants don’t pay property tax directly - this is handled by landlords. Companies registering via a virtual office should consider Portugal’s corporate tax (21%) and standard VAT (23%) potentially applicable to services like meeting rooms or reception. Advance payments or deposits equivalent to one to three months’ rent are common - verify booking terms before signing. Nevertheless, flexible office rental agreements are widely available in serviced workplace contexts.
